I had the opportunity to be part of this milestone as I attended the launch event of the project—an experience that felt less like a formal unveiling and more like a journey into how global luxury is being thoughtfully adapted for the Indian market. The event offered a closer look at the vision, scale, and design philosophy behind what promises to be one of NCR’s most exclusive residential developments.

A Strategic ₹3,500-Crore Investment in Branded Living

The collaboration involves a total investment of approximately ₹3,500 crore and will deliver close to 950 signature residences across two prime locations in the National Capital Region. With this launch, India joins an elite list of global markets such as Paris, London, and Dubai where Elie Saab has an established residential presence.

Throughout the event, discussions centred on the growing preference among high-net-worth individuals for branded living—homes that reflect global design sensibilities, attention to detail, and a curated lifestyle experience rather than just premium square footage.

Gurugram: Ultra-Luxury Residences on Dwarka Expressway

The journey continued with insights into the Gurugram project in Sector 111, located along the Dwarka Expressway within the Smart City Delhi Airport (SCDA) zone.

  • 300 ultra-luxury four-bedroom apartments
  • Unit sizes ranging from 4,200 sq. ft. to 4,650 sq. ft.

Noida: Golf-Facing Luxury in Sector 98

The second phase of the journey highlighted the Noida development in Sector 98, a mixed-format luxury project that blends private residences with serviced living.

  • 200 premium three- and four-bedroom apartments
  • 480 one- and two-bedroom service suites
  • Golf course views designed by Phil Ryan
  • Apartments priced between ₹9 crore and ₹12.5 crore
  • Service suites starting at around ₹3 crore
  • Total investment of ₹1,500 crore

With direct access to the Noida Expressway and proximity to the upcoming Jewar International Airport, the project offers strong connectivity and long-term appreciation potential.

Elie Saab Maison: Where Design Meets Lifestyle

A key highlight shared during the event was the role of Elie Saab Maison, which will curate the interiors of both developments. From Italian-crafted furniture to refined décor elements, the residences are designed to reflect Elie Saab’s signature elegance.

The projects emphasise low-density living, with only three to four residences per floor, complemented by amenities such as private clubhouses, wellness centres, rooftop pools, concierge services, and lifestyle lounges.

Speaking at the launch, Pankaj Bansal, Promoter of M3M India and Founder of Smartworld Developers, noted the rising demand for branded residences among Indian buyers who seek exclusivity, global design standards, and long-term value.

Having experienced the launch firsthand, it was clear that this collaboration builds on M3M’s earlier branded ventures with names like Trump Towers and Jacob & Co., reinforcing the growing momentum of branded luxury housing in India.
